I strictly source off market/principal to principal deals and any opportunity offered will absolutely not be shopped to any other entity and in addition. Typically, LOI's can be delivered within 48-72 hrs with closings occurring between 45 to 75 days from contract. We prefer the Southeast but are active in the entire US market. 100-unit minimum A, B and C's, stabilized, under-performing, and value add will all be entertained. The sweet spot for deals is the $25 - $60M range but of course will consider deals outside of that range. If there are any properties in your pipeline marked for disposition, I would like the opportunity to present it to my principal. Again, let me please stress that my principal is only interested in off market deals (listed deals not openly marketed are acceptable as well). No marketing materials needed.
