Our acquisition strategy focuses on identifying opportunities where we can add value, such as through unit upgrades, major capital projects including green initiatives, new management, and new capitalization.

We typically seek properties that are:

- Class B or better
- 1990s vintage or newer
- Garden-style communities in infill locations, which tend to have high barriers to new development
- Underperforming or undermanaged with attractive acquisition capitalization rates
- Located in U.S. markets with strengthening long-term employment and population trends
- Able to be purchased with intermediate to long-term financing, with leverage up to 75% loan-to-value
