We typically seek properties that are:

• Class B or C
• 1970's vintage or newer
• Garden-style communities in infill locations, which tend to have high barriers to new development
• Under performing or under managed with attractive acquisition capitalization rates
•
• Located in U.S. emerging markets with strengthening long-term employment and population trends
• Able to be purchased with intermediate to long-term financing, with leverage up to 75% loan-to-value.
