Client WantDescription:
B1: $3M min, single tenant or multi up to 10, min cap 8%, min lease 5+ yrs, high growth MSA or suburban areas, 75% occupancy, no behavioral health or physio. Needs to be patient centric and can be vision care properties as well.
B2: 15 yr or newer building, class A, top 100 MSA, 90% occupancy, quality MOB's physician groups, outpatient, anbulatory surgery centers ,specialized hospitals, rehab facilities.
B3: $5-$30M in western locations, portfolio's considered, 1990 or newer built, STNL, MOB, ambulatory surgery centers, sale leaseback with 12-15 yrs and 2% rent annum bumps.
B4: Preference for Las Vegas, AZ, S. CA, FL, GA and TX. Only off market or yet to come to market properties only, Min cap 6.75%, min sf 40,000, single tenant and long leases 10 + yrs, no dental FMC's or DaVita, Urgent care ok if aligned with major hospital. No interest in vacant, only stabilised.
