Client 1031Description:
We have $1.2M remaining to complete our client’s 1031 exchange. We are targeting single tenant triple net leased properties nationwide. No dollar stores please unless the real estate is high quality in a major metro area. This is the final piece of a $5M exchange, the balance of which was used to acquire a single tenant Wells Fargo in the northeast. Cap rates we are considering are 5%-6%. The client is a Los Angeles based family who sold a local property after owning it for decades. That property has closed, and the cash is with the 1031 accommodator ready to be deployed. We have 35 days left to identify and if necessary, can add a couple hundred thousand of outside cash.
