I have $1,500,000 in 1031 funds. I can go to $2M. I came out from a 6cap deal and want to get as close as possible. I prefer Western US locations properties from Colorado West. Well located with future growth. QSR with strong guarantor , good sales. 1980 or newer industrial prefer more than one tenant or the building has the ability to divide to multiple. Storage facilities. which I can add some debt to a sales price to $3M. Up to 3-4 tenant retail hard corner, strong tenants with longer term leases if possible.
