We are looking to acquire B-C multifamily apartments in sub-markets in Midwest, Southeast and Southwest cities and emerging markets with a population size close to 50k. Preferably 70units to 200units with at least a 12% cash-on-cash return and a cap rate of at least 6% or 7% or better with $2m-$10m price range. We prefer apartments that have value-adds such as implementing RUBS (Ratio Utility Billing System )and rent upside. Would you happen to have off-market deals that fit these criteria or close to this?
